The Carpenter

The carpenter I hired to help me restore an old farm house had just finished a rough first day on the job. A flat tire made him lose an hour of work, his electric saw quit, and now his ancient pick up truck refused to start. While I drove him home, he sat in stony silence.

On arriving, he invited me in to meet his family as we walked toward the front door, he paused briefly at a small tree, touching the tips of the branches with both hands. When opening the door he underwent an amazing transformation. His tanned face was wreathed in smiles an he hugged his two small children and gave his wife a kiss.

Afterward he walked me to the car. We passed the tree an my curiosity go the better of me. I asked him about what I had seen him do earlier. "Oh, that's my trouble tree, He replied." I know I can't help having troubles on the job, but one thing's for sure, troubles don't belong in the house with my wife and children. So I just hang them on the tree every night when I come home. Then in the morning I pick them up again."

He paused. "Funny thing is, " he smiled, "when I come out in th emorning to pick them up, there ain't nearly as many as I remember hanging up the night before!"

Houses and the prime rate.

Everyone knows that the Bank of Canada will raise the prime rate in the first quarter of next year. The key questions are when and how much! I do not see the powers that be going out of control as this could spell disaster for exporting our marketable goods south of the border. It will also cause a significant dent in the amount a home buyer may be able to purchase as they may not qualify for a mortgage at a higher rate. With the new mortgage laws of April 2010 and the first time buyer having to quailify for the posted bank rate, this is a large hurdle for some buyers. To be able to get into the market is the first stumbling block and this is a very, very good time to buy. Going into winter with low mortgage rates and prices down! What are we waiting for? Investers are coming from offshore area's as they see the potential in purchasing these homes at low prices and low mortgage rates. Don't be the person that say's I should have bought back in the fall of 2010! Go and get pre approved, it costs you nothing and is the first step to finding out how much you will be able to spend on a home.

Hi Everyone, after many years of research we have developed a buyer's kit geared to first time buyer or people that have not purchase in a long period of time. We have decided to make this available to the public in a seminar form. We will be offering this at no cost to be held at a local Collage. The goal here is simple, come to the seminar and learn all you need to know about buying your house, town house or condo! We will cover everything from obtaining financing to closing date and cost and moving to your new home, as well as everything in between. There are numerous pitfalls you may get trapped in, bank fee's, insurance, closing dates and much more. You will leave the educational event knowing more than you thought you would ever need to know about purchasing a new home. We have given the seminar in kit form in one on one situations, our clients felt it was more beneficial to them than they ever would have dreamed.
What the media does not know.

Hi Everyone, we are getting very fed up with the media and the wrong information getting out to the public. I was listening to am1130 on Friday and was suprised to hear that the list prices were going higher because home owners have started to cancel their listing. I was shocked! We have 10 active buyers currently looking for properties and almost all of the listings we receive on MLX are reduced 2-3 times over the last 60-90 days. We have 6 active listings now and they are not receiving the call we would like to have on them for showing requests. The powers that be I feel need to interview agents from different area's in the lower mainland and not just group the dowtown or Vancouver Center market as EVERYONE. There are always pockets of homes in area's that do not come on the market very often and are very desirelable. These properties because the supply is not there will always retrieve a better dollar. We are going to be on CKNW980 in March for a braodcast with a mortgage specialist named Jessie Johnson. We hope to have some things sorted with the radio stations prior to that but if not we will set it straight then!

October 15th, 2010 Market Update

The October market is becoming more of a buyers market. With the cost of borrowing so affordable and the future showing a possible slight raise in 2011 of the mortgage rates there is no rush for buyers. Listings are starting to drop off and if this continues we could see a short fall of listings in the coming sping. This may increase prices. If the mortgage rate does rise? This could create a down turn in prices as the first time buyer may have issues with qualifying for their mortage. We are still up in numbers from 2008 and down from the same period in 2009. I will be posting the October stats on our blog when they come out along with some rates quoted by some of the brokers.
